Job Description: Provide leadership to the finance team, ensuring consistent execution of financial processes. Establish clear financial control frameworks, improve reporting quality, and embed a culture of accuracy, accountability, and timely financial delivery. Oversee the full financial lifecycle of property projects, including cost tracking, budget monitoring, and profitability assessment. Analyse project performance against approved development budgets, identify cost deviations early, and ensure corrective actions are implemented to protect margins. Manage end-to-end project cash flow planning to support construction and operational requirements. Monitor liquidity positions, coordinate funding requirements with corporate finance, and support structured financing arrangements including drawdowns, repayments, and banking compliance. Act as the financial bridge between development-related departments such as sales, credit control, legal, procurement, and contract administration. Ensure financial implications of operational decisions are properly assessed and integrated into project execution plans. Ensure progressive billing processes are properly executed in accordance with sales and development agreements. Review contractor claims, verify supporting documentation, and ensure that revenue and cost recognition align with contractual and regulatory requirements. Prepare and present financial insights for management review, including project dashboards, variance reports, and financial forecasts. Support senior management with data-driven analysis to guide strategic decisions on project execution and portfolio performance. Maintain strict adherence to regulatory requirements governing property development, taxation, and statutory reporting. Coordinate with auditors, tax consultants, bankers, and regulatory authorities to ensure all financial submissions are accurate, timely, and compliant. Requirement: Bachelor’s Degree in Accounting, Finance, or related field, professional qualification (MIA, ACCA, CPA or equivalent) is an advantage. Minimum 5 years’ experience in finance/project accounting, preferably within property development or construction. Strong proficiency in Excel/financial modelling, experience with accounting systems is preferred. Solid knowledge of MFRS accounting standards, progressive billing, SPA terms, tax matters, and project cost control. Strong communication, ownership mindset, and ability to work independently in a fast-paced, lean organisation.
