Key Responsibilities: 1. Project Feasibility & Financial Strategy Monitor project feasibility studies, including GDV, development costs, sales plans, and profit margins. Main coordinator to share sensitivity analysis and provide operation with forward looking insights to support management decision-making. Monitor actual performance against feasibility and highlight key variances. 2. Cash Flow Management Lead preparation of project and group level cash flow forecasts. Track actual vs forecast, identify gaps, and coordinate with business units to improve forecasting accuracy. Monitor cash flow position and highlight any unusual item. Oversee weekly cash flow projections, ensuring funds are sufficient and priorities are properly managed according to their timing. 3. Accounts Payable (AP) Oversee AP functions to ensure timely and accurate payment processing. Establish SOPs and key policies to streamline process flows. Ensure compliance with HDA requirements and company policies. Monitor AP aging to ensure working capital is effectively managed. 4. Accounts Receivable (AR) Oversee AR functions, including progressive billings and collections. Manage AR aging, enforce collection procedures, and minimize receivables past due. Main coordinator to provide visibility on AR performance and propose strategies to expedite collection. 5. Budgeting and Cost Control Main coordinator to prepare project budgets in coordination with respective departments. Report and escalate variances with recommendations on cost optimization. Establish discipline in budget preparation and forecasting across projects. Qualifications: Bachelor's degree in Finance, Accounting, or related field; a Master’s degree or professional qualification (e.g., CPA, ACCA, CFA) is highly desirable. Minimum 7–10 years of relevant working experience, including at least 3 years in a managerial or supervisory role. Experience in the property development or construction industry is preferred. Strong knowledge of accounting principles, financial reporting, and corporate finance. Proficient in Microsoft Excel, financial modeling, and accounting/ERP systems. Excellent analytical, problem-solving, and communication skills.
