Facility Operations Executive

About the Role Navin's Merrylands Owners Association is looking for a responsible and proactive Facility Operations Executive to manage the overall operations and maintenance of our residential apartment community. This is an on-site role requiring hands-on coordination of technical services, vendor management, and resident support. Key Roles & Responsibilities Manage the overall operations and maintenance of the residential apartment communitySupervise technical services, including Electrical, Plumbing, DG, STP/WTP, Fire & Safety, Lift, and MEP systemsOversee housekeeping, security, horticulture, pest control, waste management, and other soft servicesEnsure preventive and breakdown maintenance activities are carried out as per scheduleConduct daily site inspections and monitor the quality of all facility servicesCoordinate with apartment association members, residents, and committee members to address operational requirements and resolve complaintsManage vendors, AMC contractors, and service providers to ensure timely service deliveryPrepare monthly reports, MIS, maintenance schedules, and operational updatesMonitor operational expenses and ensure effective cost control within the approved budgetHandle emergency situations and ensure quick resolution of technical and operational issuesMonitor staff attendance, performance, grooming, and disciplineEnsure timely closure of resident complaints and maintain high customer satisfactionSupport audits and ensure documentation is maintained accuratelyRequirements Experience in property management, facility management, apartment maintenance, or building maintenance preferredDiploma in Civil Engineering preferred, but candidates from any background with relevant experience can applyGood communication and coordination skillsAbility to manage vendors and contractors independentlyBasic knowledge of plumbing, electrical, and civil workComfortable using Excel, MS Word, and WhatsAppTwo-wheeler with a valid licence preferredHonest, responsible, and proactiveExperience: 15 years preferred. Freshers with good communication and coordination skills are also welcome to apply.
