Title Specialist US Residential Mortgage

We are looking for a Title Search Specialist with strong experience in public records research and property title searches. The role involves performing end-to-end title searches (current owner, two-owner, full search, tax search, and 24-month chain) and supporting the team as a Subject Matter Expert (SME)/Quality Analyst (QA) to ensure accuracy, compliance, and productivity. Must Have & Desired Skills: 6+ years of experience in Title Search / Property Search / Mortgage operationsHands-on experience with US public records and county websitesStrong understanding of: Property ownership types, Liens, judgments, and encumbrances, Title chain and vestingExperience in full search and 24-month chain analysis is mandatoryProficiency in title search tools/platforms and MS ExcelPrior experience in QA/SME role is highly preferredCore Competencies: Strong analytical and research skillsHigh attention to detail and accuracyAbility to interpret legal/property documentsGood communication and coaching skills (for SME/QA role)Ability to work in a high-volume, deadline-driven environmentPreferred Attributes: Experience supporting US mortgage/title clientsExposure to process audits, quality frameworks, and SOP creationPrior experience handling team queries/escalationsSME / QA Responsibilities: Perform quality checks/audits on title search reports completed by the teamProvide feedback, coaching, and error analysis to improve team accuracyAct as a process SMEresolve complex search scenarios and edge casesSupport in SOP updates, training, and knowledge base creationDrive standardization and adherence to client guidelinesEducation: Bachelors Degree in relevant field of expertise .
