Job Description Senior Purchase ManagerLocation: Hyderabad, Telangana Experience: 1218 Years Industry: Real Estate / Construction Function: Procurement / Purchase / Supply Chain Position OverviewWe are looking for an experienced Senior Purchase Manager to lead end-to-end procurement activities for large-scale residential and commercial construction projects, with a strong focus on high-rise building projects. The ideal candidate should have strong experience in construction procurement, vendor development, techno-commercial evaluation, price negotiation, material planning, and project-site coordination. Hands-on experience in high-rise residential/commercial building projects is mandatory. Key Responsibilities1. Procurement & Purchase ManagementManage end-to-end procurement of construction materials, equipment, consumables and project requirements.Prepare procurement plans based on project schedules, BOQs, material requirements and site priorities.Review purchase requisitions, technical specifications and material requirements from project/site teams.Source materials in line with project timelines, quality standards and approved budgets.Ensure timely availability of materials at project sites.2. Residential & Commercial ProjectsHandle procurement requirements for residential and commercial building projects.Must have hands-on experience in high-rise residential/commercial projects.Coordinate closely with Project, Construction, Engineering, Planning, QS and Finance teams.Understand project execution requirements and align procurement with construction schedules.3. Technical & Commercial EvaluationReview BOQs, specifications, drawings and technical requirements.Conduct technical and techno-commercial comparisons of vendor quotations.Evaluate suppliers based on quality, cost, delivery capability and technical compliance.Identify cost-effective alternatives without compromising project quality.4. Vendor ManagementIdentify, evaluate and develop reliable suppliers and contractors.Maintain a strong vendor/supplier network for construction materials.Negotiate rates, payment terms, delivery schedules, warranties and commercial conditions.Monitor vendor performance, quality and delivery commitments.Develop long-term strategic relationships with key suppliers.5. Negotiation & Cost OptimizationLead commercial negotiations with suppliers and contractors.Achieve cost savings through competitive sourcing, negotiations and alternate vendor development.Benchmark market prices and monitor price fluctuations.Ensure procurement remains within approved project budgets.Identify opportunities for value engineering and cost optimization.6. Purchase Orders & DocumentationReview and finalize purchase orders, work orders and commercial terms.Ensure appropriate approvals are obtained before releasing purchase orders.Maintain procurement records, vendor comparisons and commercial documentation.Track open POs and ensure timely closure.7. Material Planning & DeliveryTrack long-lead and critical construction materials.Coordinate with vendors and site teams to ensure on-time delivery.Monitor material lead times and proactively address procurement delays.Coordinate with stores/logistics teams for material receipt and reconciliation.8. MIS & ReportingPrepare procurement MIS and management reports.Track procurement status, pending requirements, cost savings and delivery schedules.Provide regular updates on critical procurement items and project risks.Monitor procurement performance against project timelines and budgets.Key Technical / Material ExposureCandidates should have strong knowledge of procurement for construction-related materials such as: Structural steelReinforcement steelCement and concrete-related materialsRMC / construction materialsAluminium and glazing materialsDoors and windowsFlooring and tilesPaints and waterproofing materialsPlumbing materialsElectrical materialsSanitarywareFire-fighting materialsHVAC-related materialsBuilding finishesHardware and consumablesOther project-specific construction materialsMandatory Requirements1218 years of overall experience in Purchase / Procurement.Mandatory experience in Real Estate / Construction.Mandatory experience in residential projects.Mandatory experience in commercial projects.Mandatory hands-on experience in high-rise building projects.Strong technical understanding of construction materials and specifications.Strong techno-commercial evaluation and negotiation skills.Proven vendor development and supplier management experience.Strong understanding of BOQs, purchase requisitions and purchase orders.Ability to coordinate effectively with project/site and engineering teams.Strong MS Excel and ERP/procurement system knowledge.QualificationB.E./B.Tech Civil / Mechanical / relevant Engineering discipline preferred.MBA / PG qualification in Supply Chain, Procurement or related field will be an advantage.Key CompetenciesStrategic sourcingConstruction procurementVendor .
