Construction Manager / Project Head Residential Real Estate

A real estate developer specializing in premium residential developments, including luxury second homes, villa projects, and first-home residential projects. We are hiring a Construction Manager/Project Head for our second homes project site in Karjat, Maharashtra. The role is responsible for end-to-end planning, execution, monitoring, and successful delivery of residential real estate projects owning project timelines, budgets, quality standards, statutory compliance, contractor management, and stakeholder coordination. Key Responsibilities: Lead end-to-end execution of residential projects from planning through final handover; develop schedules, milestones, and resource plans. Oversee all phases of construction civil, structural, finishing, MEP, infrastructure, and landscaping ensuring adherence to approved drawings, specifications, and quality standards. Establish quality assurance and safety compliance processes; conduct regular site inspections. Prepare, monitor, and control project budgets; review contractor bills, work orders, and change orders. Manage contracts with consultants, vendors, and subcontractors; drive value engineering and cost optimization. Coordinate with architects, MEP/structural consultants, procurement, finance, and CRM teams; liaise with government authorities for statutory approvals, RERA compliance, and occupancy certificates. Lead and mentor project managers, site engineers, and supervisors; drive project governance through reviews and risk mitigation. Ensure timely completion, snag closure, and smooth customer handover. Candidate Profile: Bachelor's degree in Civil Engineering, Construction Management, or related field. Minimum 7 years of experience in construction management (second homes/villa project experience preferred). Strong knowledge of construction processes, materials, and industry regulations. Excellent leadership and organizational skills. Proficiency in construction management software. Location: Karjat
