Property sourcing executive

Job Summary We are looking for a proactive and result-oriented Property Sourcing Executive to identify and acquire suitable commercial properties for clients. The role involves extensive fieldwork, property identification, landlord coordination, documentation, and supporting the leasing process from initial sourcing until site finalization. Key ResponsibilitiesIdentify commercial properties suitable for retail, dark stores, warehouses, and office requirements.Conduct market surveys and field visits to source new properties.Build and maintain relationships with property owners, landlords, brokers, and developers.Collect property details including:Address and Google locationCarpet/Built-up areaRental expectationsSecurity depositOwnership detailsPower availabilityParking facilitiesDocking bays (where applicable)Photographs and videosVerify ownership documents and coordinate collection of required property documents.Prepare and maintain property database with accurate information.Coordinate site inspections with clients and internal teams.Follow up with landlords for commercial negotiations and approvals.Assist in obtaining signed mandates, LOIs, and lease documentation.Update daily field activity reports and CRM.Achieve monthly sourcing and site visit targets.Coordinate with backend and legal teams for documentation.Maintain confidentiality of client and property information.Required SkillsStrong communication and negotiation skills.Good knowledge of commercial real estate market.Ability to build relationships with landlords and brokers.Proficiency in Microsoft Excel, Google Sheets, and CRM tools.Good documentation and reporting skills.Self-motivated with strong field execution capabilities.Willingness to travel extensively.QualificationBachelor's degree in any discipline.MBA/Marketing background preferred.13 years of experience in commercial real estate, property sourcing, sales, or business development.Freshers with strong field sales aptitude may also be considered.Key Performance Indicators (KPIs)Number of new properties sourced per month.Number of client site visits arranged.Number of mandates signed.Number of LOIs generated.Conversion of sourced properties into successful lease transactions.Accuracy and completeness of property documentation.Timely CRM updates and reporting.Preferred AttributesTwo-wheeler with a valid driving license.Familiarity with Hyderabad and South India commercial markets.Strong networking skills with local brokers and landlords.Ability to work independently and meet deadlines.Compensation & BenefitsFixed salary + Performance Incentives.Petrol/Travel Allowance (as per company policy).Mobile reimbursement (if applicable).Career growth opportunities in commercial real estate. .
