Commercial Searcher Experience: 25 Years Job Summary: Responsible for performing complex title searches and examinations on commercial real estate properties, reviewing public records and legal documents to identify ownership, liens, encumbrances, and other title-related risks. Key Responsibilities: - Conduct detailed title searches on commercial properties using public records, title plants, and online databases. - Review deeds, mortgages, easements, judgments, UCC filings, tax assessments, and other legal documents. - Identify title defects, risks, liens, and encumbrances affecting title marketability or insurability. - Prepare detailed title packages and summarize findings in customized runsheet formats. - Ensure reports meet company and client quality standards. - Manage multiple files and meet defined turnaround times. Required Skills: - 25 years of experience in Commercial Title Searching. - Good knowledge of US title insurance and mortgage processes. - Experience with DataTrace, Tree, TitlePoint, or similar title search platforms. - Understanding of legal descriptions and land surveying terminology. - Strong research, analytical, and problem-solving skills. 2. Full Owner Title Searcher Experience: 12 Years Job Summary: Perform comprehensive title searches tracing the complete chain of ownership from the current owner back to the original grantor or specified search period, typically 3060 years depending on state requirements. Key Responsibilities: - Trace the complete chain of title through all previous owners. - Review deeds, plats, mortgages, releases, assignments, court records, probate files, liens, easements, and restrictive covenants. - Identify breaks in the chain of title, recording errors, and legal discrepancies. - Prepare detailed title packages and customized runsheets. - Flag title defects and issues requiring further review or clearance. - Ensure accuracy and compliance with client and company guidelines. Required Skills: - 12 years of experience in Full Owner Search. - Knowledge of US title insurance and mortgage processes. - Experience with DataTrace, Tree, TitlePoint, or similar tools. - Multi-county or multi-state title search experience preferred. - Strong attention to detail and analytical skills. 3. Current Owner Title Searcher Experience: 12 Years Job Summary: Conduct title research focused on the current owner of record, identifying open mortgages, liens, judgments, encumbrances, and other legal claims affecting the property. Key Responsibilities: - Conduct current owner searches using county recorder systems, public records, online databases, and title plants. - Examine records for open mortgages, liens, judgments, and other claims. - Verify current ownership and legal descriptions from the latest deed or conveyance document. - Analyze title records and identify discrepancies or encumbrances. - Prepare detailed title packages and customized runsheets. - Flag title issues requiring further review or clearance. Key Responsibilities: - Conduct detailed public record searches to determine title status. - Examine deeds, mortgages, liens, judgments, easements, contracts, plat maps, and probate/estate records. - Analyze chains of title and identify restrictions, encumbrances, and discrepancies. - Review foreclosure, probate, and inheritance-related documents. - Verify legal descriptions using county auditor maps, plat maps, deeds, and mortgage records. - Handle properties involving multiple counties where required. - Identify and resolve missing, inaccurate, or conflicting title information. - Prepare comprehensive runsheets and reports as per process guidelines. - Review reports and supporting documents for accuracy before delivery.
