Asset Management Position Experience: 5-8 Years Location: Pune While there are a lot of tools for pre-investment research and underwriting, post-investment Asset Performance Management has seen limited innovation. TruBoard is a global platform that is addressing this specific problem statement in the sectors of Real Estate, Clean Energy and Financial Services (Including Retail loan portfolio servicing and collection) and thereby providing a decision-making matrix and actionable insights to its client for better operations, risk management and to maximise returns across the asset lifecycle. Key Responsibilities Understanding of Cashflows and Business Plan for Real Estate Projects Understanding of Regulatory framework for Mumbai Region (DCPR 2034 and UDCPR) Underwriting cashflow financial models on periodic basis Conduct qualitative and quantitative analysis of underwritten projects. Tracking fund flows, project performance, covenants against the business plan. Preparing investor presentations, Financial & Technical due diligence reports Coordinate, manage, assess, and oversee construction projects throughout their entirety,adhering to timelines, specifications, sales, collections, costs, and cash flows. Presenting the reports to the business heads, investors and other clients Conducting research for projects in the micro market with the help of data received from external agencies on MM Liaising with the internal and external stakeholders Issuing recommendations to the investors/lenders: -Should be able to prepare LIE reports required by lenders, covering construction update, cash flows, sales analysis etc-Should review & comment on the LIE Key Skills & Competencies Strong understanding of real estate finance and transaction structuring. Sound analytical skills with the ability to interpret financial statements and cash flows. Excellent stakeholder management and relationship-building capabilities. Proactive, solution-oriented mindset with a strong sense of ownership Willingness to take on new challenges and continuously learn. Strong verbal and written communication skills. Excellent communication and presentation abilities, with the capacity to convey complex ideas to both technical and non-technical audiences. Experience in Technical due Diligence/ Financial due Diligence / Statutory Audit/ Internal Audit/ Forensic Audit will be preferred .
