Why this role exists RB101 is a completed, operating Grade A office asset. Its engineering systems HT and LT distribution, HVAC plant, plumbing and water reuse, fire protection, IBMS represent the single largest capital investment in the building and the single largest recurring operating cost. This role is accountable for keeping the asset running, for what it costs to run, and for the measured performance the company represents to its tenants and to the market. A second building is in early planning. The person in this role will bring operating evidence not opinion into its design, and will inherit it at handover. Outcomes Performance in this role is measured against these, not against a task list. 1. Uptime and response Critical systems HVAC plant, HT and LT supply and DG changeover, fire detection and suppression, lifts, domestic water meet defined availability targets. A documented escalation matrix exists and works without the incumbent personally present. Defined fault categories are resolved by the shift team unaided. 2. Energy performance, measured Establish RB101s actual Energy Performance Index (kWh/sqm/yr) against its design model, explain the gap, and close it. Tenant-wise utility metering functioning and reconciled monthly. 3. Water and sustainability outcomes STP and WTP output within specification. Water reuse volumes measured against design intent and reported. Support IGBC/LEED O+M certification and any measurement and verification obligations, with the data to substantiate them. 4. Statutory compliance, zero lapses Full ownership of the compliance calendar: Electrical Inspector and CEA obligations, lift licences, Fire NOC renewals under the Maharashtra Fire Prevention Act, MPCB consent for the STP, DG and pressure vessel compliance. 5. Operating cost under control AMC portfolio re-tendered and benchmarked. Spares and consumables planned rather than emergency-purchased. Annual engineering opex within budget, with variance explained monthly. 6. Documentation and asset knowledge As-built drawings, O&M manuals, IBMS point schedules, commissioning records, warranty registers and equipment history maintained as a live asset record. Commissioning items left open at handover identified and closed while warranties are still live. 7. Tenant experience Engineering-related tenant complaints trend down. Fit-out coordination with tenant contractors does not compromise base-build systems. Tenant HVAC, power and access requests are handled without escalation to the promoter team. 8. Input into the next building Provide documented, evidence-based input into the next projects design brief what performed, what failed, what cost more to maintain than it should have, what would be specified differently. Participate in design reviews on maintainability and life-cycle cost. Start by geography and language. The majority of engineer ads—117,837 of them—have the job posting text written in English. Use that as one filter, but remember: the ad text language tells you nothing about whether the role actually requires you to speak English day-to-day. Read the job description carefully.
