You know how the work is priced, scoped and delivered. We want you telling owners whether it is right. Niche FM Consulting is a New Zealand facilities management consultancy. We manage buildings, assets and projects for owners and tenants, and we are building out our technical advisory service line. This is the role that builds it, alongside our Principal Advisor, who comes from the same mechanical and HVAC background you do. Technical advisory is the basis of the role and the direction of travel, and it is not the whole job. You will also carry facilities management, project and other client work as the business requires. That is deliberate. It is how you become visible to clients and generate value while the advisory line is being built, and it is where a lot of the technical judgement actually gets used. WHY THIS MIGHT BE THE MOVE YOU HAVE BEEN WAITING FOR If you have spent years in mechanical services, HVAC, refrigeration or building services, you already know what a fair quote looks like, when a scope has been padded, when plant is being patched instead of replaced, and when a maintenance regime exists on paper only. Right now that knowledge is used to win and deliver the work. In this role it is used to protect the client. You would be the independent voice in the room: reviewing contractor quotes, scopes and proposals, testing whether the work proposed is the work required and whether the price is fair, and giving owners a clear position they can act on. You would build condition assessments, maintenance strategies and capital forecasts that let clients plan properly instead of reacting. Off the tools. Out of the callout roster. In front of the decision makers. WHAT THE ROLE INVOLVES Independent technical advice on building services, mechanical services, plant and asset condition. Reviewing contractor quotes, scopes and proposals, and giving clients a defensible position they can act on. Developing maintenance strategies, condition assessments and capital forecasts. Facilities management, project delivery and other client work as the business requires. Procuring, managing and holding contractors to account against agreed standards. Health and safety across the work you lead. We take our PCBU duties seriously and expect the same. Building client relationships, first alongside the Principal Advisor and then in your own name. Building the method, templates and reporting that make the service repeatable, so it does not depend on any one person. WHAT WE ARE LOOKING FOR Substantial technical experience in mechanical services, HVAC, refrigeration or building services, with the depth to give an independent and defensible view. Experience scoping, pricing and quoting repair, maintenance and project work, and building cost forecasts and proposals. The credibility to sit in front of building owners, tenants, property managers and professional advisors as a trusted advisor rather than a technician. Working knowledge of the Health and Safety at Work Act 2015 and PCBU obligations. Strong written and verbal communication, including the ability to turn technical detail into clear commercial advice for a client who is not technical. Comfort with a role that is being built rather than inherited, and the initiative to create work rather than wait for it to be assigned. Confidence with digital systems, including accurate use of asset, job management and time recording platforms. A current full New Zealand driver licence and the ability to travel nationally, including overnight stays. WHAT WE OFFER $110,000 to $120,000 per year, negotiable on experience. Phone, computer and tools of trade provided. Mileage reimbursed when you use your own vehicle, and all flights, accommodation and other work related travel costs covered by us. Hybrid working by agreement from our Rangiora base, or fully remote if you are Wellington based. Direct mentoring from our Principal Advisor, carried at our cost, because we are investing in the person ahead of the revenue. BEING STRAIGHT WITH YOU This is a role being built, not a vacancy being backfilled. There is no inherited book of work and no playbook waiting for you. We are investing in the person ahead of the revenue that will support it, and we expect you to invest back. You will be mentored directly by our Principal Advisor and you will not be left to work it out alone, but if you want a defined set of tasks handed to you each morning, this is not it.
