About Our Client Our client is a well-established Malaysian public-listed group with a strong track record in property development and township planning. Job Summary The Head of Finance (BU) will lead all financial operations for a designated business unit within our client's property development portfolio. This role is pivotal in driving financial performance, ensuring robust financial controls, and providing strategic financial insights to support the BU's growth objectives and overall group profitability. Key Responsibilities Oversee the full spectrum of financial planning, budgeting, forecasting, and analysis for the business unit's property development projects, including detailed project feasibility studies and cash flow projections. Manage the financial reporting process, ensuring timely and accurate preparation of financial statements in compliance with Malaysian Financial Reporting Standards (MFRS) and Bursa Malaysia Listing Requirements. Lead cash flow management and treasury functions for the BU, optimizing working capital and ensuring adequate funding for project milestones and operational needs. Establish and maintain robust internal controls, policies, and procedures to safeguard assets and ensure financial integrity and regulatory compliance. Act as the primary liaison for internal and external audits, tax authorities, and other regulatory bodies, ensuring all statutory and tax obligations are met efficiently (e.g., RPGT, SST implications for property transactions). Provide strategic financial advice to the Business Unit Head and senior management on investment opportunities, risk management, and performance improvement initiatives. Drive the implementation and optimization of financial systems (e.g., SAP ERP or similar property-specific financial management software) to enhance efficiency and reporting capabilities. Lead, mentor, and develop the finance team within the business unit, fostering a culture of high performance and continuous improvement. Requirements Bachelor's Degree in Accounting, Finance, or a related field. Professionally qualified (e.g., ACCA, CPA, ICAEW) and a member of the Malaysian Institute of Accountants (MIA). Minimum of 10-12 years of progressive experience in finance and accounting, with at least 5 years in a senior leadership role within the property development or construction sector. Proven expertise in Malaysian Financial Reporting Standards (MFRS), corporate finance, project finance, and taxation relevant to the property industry. Strong understanding of Bursa Malaysia Listing Requirements and experience working in a public-listed company environment. Demonstrated proficiency with ERP systems (e.g., SAP, Oracle) and advanced Microsoft Excel skills for financial modeling and analysis. Exceptional leadership, analytical, and strategic thinking capabilities, with a proven ability to influence stakeholders and drive financial performance. Excellent communication and interpersonal skills, capable of engaging effectively with cross-functional teams and external parties.
