Job Overview To manage and oversee the procurement process for tenant space improvements (Tenant Fit-out/Renovation), Mechanical & Electrical (M&E) systems, Structural & Architectural (S&A) works, technical tools, machinery spare parts, and building maintenance contracts. The role focuses on reviewing and analyzing technical documentation (BOQ/TOR), managing vendor relationships (AVL & Framework Agreements), executing operations via SAP, and ensuring full compliance with company standards, budgets, and project timelines across shopping complexes and office buildings. Job Descriptions Manage and execute procurement workflows for space renovations and retail/office fit-outs to ensure on-time space delivery to tenants. Review, analyze, and perform commercial evaluations on Bills of Quantities (BOQ) and Terms of Reference (TOR) provided by engineering/architectural teams for both M&E and S&A scopes to prevent cost overruns. Evaluate, onboard, and maintain the Approved Vendor List (AVL) for contractors, suppliers, and technical equipment vendors. Establish Framework Agreements for technical hand tools, machinery spare parts, and routine maintenance (PM/CM) services to secure favorable pricing and Service Level Agreements (SLAs). Oversee and approve procurement transactions in SAP (PR/PO/Contract/Vendor Master) in compliance with internal controls. Manage commercial contract terms, warranties, and handover documentation. Qualifications Bachelor’s degree or higher in Engineering, Architecture, Construction Management, Business Administration, or related fields At least 3-5 years of procurement experience, preferably at a supervisor level or a Senior Officer ready to step up Direct experience in Shopping Centers (Plaza) , Office Buildings , or Commercial Real Estate Development is required. Strong technical understanding of S&A (Structure & Architecture) and M&E (Mechanical & Electrical) systems. Proven ability to interpret, cross-check, and analyze BOQ, TOR, and engineering drawings. Proficiency in SAP (Procurement module) Knowledge of technical hand tools, spare parts sourcing, and facility maintenance contracts. Outstanding negotiation, analytical thinking, and decision-making skills Strong leadership, excellent team-playing capabilities, and high resilience under pressure.
