About the role The Maintenance Manager is responsible for the day-to-day maintenance, presentation and upkeep of the organisation's apartment portfolio across Auckland, Bay of Plenty and Manawatū. This is a hands-on role requiring a practical, solutions-focused individual who can undertake general building maintenance, coordinate specialist contractors where required, and ensure the properties remain safe, clean and well presented. Working independently across multiple sites, the Maintenance Manager will deliver responsive maintenance services, undertake preventative maintenance, identify maintenance issues before they become significant, and contribute to a positive living environment for residents. Key responsibilities Carry out day-to-day repairs and maintenance across the apartment portfolio, including diagnosing maintenance issues, responding promptly to requests, and completing preventative maintenance Undertake general handyman tasks including painting, minor carpentry, gib and plaster repairs, silicone replacement, basic plumbing, lock and door hardware adjustments, and minor concrete and paving repairs Maintain a high standard of presentation across all apartment complexes including landscape maintenance, pressure washing, exterior cleaning, touch-up painting, and removing litter Conduct routine inspections of common areas, building exteriors and shared facilities Coordinate specialist contractors including assisting with quotation gathering, coordinating access, monitoring workmanship, and confirming satisfactory completion Respond appropriately to maintenance emergencies including water leaks, flooding, electrical faults, lift breakdowns, storm damage, security issues, broken glazing, and plumbing failures Undertake regular inspections of common areas, building exteriors, roofs, walkways, carparks, landscaping, plant rooms and bin storage areas Maintain accurate maintenance records via ReLeased property management software, update work orders, and photograph completed works Provide maintenance services across apartment complexes throughout Auckland, Bay of Plenty and Manawatū with weekly visits to four Auckland sites, fortnightly visits to two Bay of Plenty sites, and quarterly visits to three Manawatū sites Participate in an after-hours emergency response roster as required About you Experience in property maintenance, facilities maintenance, building maintenance or a recognised building trade Strong practical skills to work independently across a broad range of maintenance activities Ability to diagnose faults and complete repairs independently Experience safely operating hand and power tools Strong organisational and time management skills Adaptable and hands-on approach, with great communication and interpersonal skills Physically fit and capable of undertaking manual labour Full, clean New Zealand driver's licence Trade qualification (Carpentry or similar) - desirable First Aid Certificate - desirable
