About the role We are seeking an experienced proactive Preconstruction Manager to join our dynamic team in our Auckland CBD office. This is a strategic full-time role for the business which is currently in growth mode with a strong pipeline of projects ahead. You will play a pivotal part in the planning and preparation of a broad range of interior construction projects, ensuring their successful delivery. As our Preconstruction Manager you will be responsible for proactively driving and managing the preconstruction programme and turning ideas into actionable, budget-aligned plans that set the foundation for successful project execution. What you will be doing: You will be working closely with our Principal Preconstruction Manager, creating, updating, and executing preliminary construction programmes for our pipeline projects. Assisting the Studio DB team as needed with strategy on upcoming, current projects, and pipeline opportunities. Driving preconstruction processes and monitoring the achievement of project and compliance milestones. Engaging consultants early on in the preconstruction process to assist with consent documentation, tendering and procurement strategies. Ensuring drawing and project review milestones are monitored and completed. Working with Construction Project Managers to tender projects. Identifying cost savings/ value engineering opportunities. Understanding and monitoring any risk associated with the project, and progress and close out contract documentation. Coordinate the tendering of projects and the collation of subcontractor quotes. Set and attend regular client and internal PCGs. Ensure business targets are met in the preconstruction phase. About you · Qualification in Interior Design, Architecture or a related discipline. · Experienced in commercial interior fitout work and design. · Excellent client facing and presentation skills. · Confident presenting and pitching to clients and facilitating discussions and resolutions. · The ability and flexibility to travel would be advantageous. · Strong communication skills – verbal, written and visual. · Commercially aware and astute. · Able to identify project risks and mitigation measures. · A solid understanding of the construction industry, contract and risk management, planning and scheduling, budgets, building products, job site safety requirements and relevant technology.
