About Our Client Our client is a highly respected builder and developer renowned for delivering luxury residential developments across Sydney. With a strong reputation in Sydney's premium suburbs and an impressive pipeline of upcoming projects, they are seeking an experienced Contract Administrator - Class 2 Residential Apartment (New-build) to join their dynamic team. About the Role Reporting to the Senior Project Manager , you will provide contractual and commercial support to the project team throughout the project lifecycle. Your responsibilities will include subcontract administration, assessment of progress claims, variation management, contract correspondence, and cost reporting, ensuring all contractual documentation is accurate, compliant, and delivered on time. This is a full-time role combining office-based responsibilities with regular site involvement. What We Offer Competitive salary package based on experience and performance. Key Responsibilities Review project documentation to understand project requirements and identify contractual risks, scope gaps, and potential cost impacts. Assist with subcontract procurement, including preparing tender packages, obtaining quotations, evaluating submissions, and supporting subcontractor appointments. Maintain cost tracking reports, variation registers, and other commercial records. Process subcontractor invoices and assist in preparing progress claims, monthly cost reports, and cash flow forecasts. Work closely with the project team to respond to Requests for Information (RFIs) in a timely manner. Maintain accurate and organised contract documentation in accordance with company procedures. Liaise with subcontractors and suppliers to ensure the timely delivery of materials and services to the required quality and programme. Support the Project Manager with contractual matters, including contract administration and the resolution of commercial issues where required. Attend project meetings, prepare meeting minutes, and follow up on outstanding action items. Assist with project completion and handover documentation, including Operation & Maintenance (O&M) Manuals and final accounts. Ensure compliance with company QA systems, contractual procedures, the National Construction Code (NCC), Australian Standards, and other relevant statutory requirements. Experience, Qualifications & Skills Demonstrated experience delivering new-build Class 2 residential apartment projects valued at $20 million or above is essential. Tertiary qualification in Construction Management, Civil Engineering, Quantity Surveying, or a related discipline. Sound understanding of new DBPA, construction contracts, subcontract administration, variations, and cost control. Proficiency in Microsoft Office, Procore, and Bluebeam. Strong communication and interpersonal skills, with the ability to build effective working relationships with internal and external stakeholders at all levels. Excellent organisational skills with strong attention to detail and the ability to manage multiple priorities and meet deadlines.
