Since 2022, our team has built or renovated 14 properties across Koh Samui . Our experience covers development, design, construction, renovation, and property management. Today, we are bringing this experience, our team, and our systems together into one larger project: AVERA | SAMUI OCEAN VILLAGE AVERA | Samui Ocean Village is a new 30-rai beachfront residential and hospitality project in Koh Samui. The project is planned as one integrated Village with: 40–50 single-storey private villas Reception & Concierge Restaurant, Café & Bakery Clubhouse & Community Spaces Large Main Pool Beachfront Areas Wellness & Spa Fitness & Sports Club Kids & Education Village Landscaped gardens and walking paths Engineering infrastructure Service and staff facilities Centralized hospitality management The project will be developed in phases over approximately three years under one Master Plan, one design concept, and one management system. Our concept is: Private Villa + Shared Resort Lifestyle The villa gives a family privacy, space, comfort, and the feeling of home. The Village adds what one private villa cannot provide: restaurants, wellness, sports, children’s activities, community, service, and shared experiences. We are creating a five-star resort designed for long-term family living, with private villas instead of traditional hotel rooms. Master plan scetch.docx THE ARCHITECTURAL CHALLENGE The architecture of our private villas and the main product concept already exist. Now we need to turn these elements into a complete Village. How do we create privacy for 40–50 villas without creating isolation? How do we make a 30-rai Village easy and enjoyable to walk through? How do guests arrive, leave their cars, and move around by foot or electric buggy? How do housekeeping, deliveries, maintenance, engineering, and emergency access work without disturbing guests? How do we keep sea views, existing trees, landscape, and privacy while placing 40–50 villas on one site without making it feel crowded? How should the beachfront area, community spaces, and private villas connect? How does the Village work when the first phase opens — and later when the full project is completed? These are the problems we are looking for you to help solve. YOUR FIRST MISSION Your first major task will be to develop the Concept Master Plan for AVERA | Samui Ocean Village together with the Developer. You will start with the site survey, existing villa designs, project program, and our main design principles. At this stage, we do not need full construction drawings. The goal is to define how the whole Village should work. This includes: overall site zoning villa locations and residential clusters villa density sea views and privacy orientation to sun, wind, and landscape existing trees arrival and drop-off pedestrian paths electric buggy routes service and technical roads emergency access beachfront and community areas restaurant and café areas clubhouse wellness, fitness, and sports kids and education areas BOH and staff areas engineering zones landscape structure development phases The Master Plan must not only look good on paper. It must work as a real resort that families will live in and our team will operate every day. HOW WE THINK ABOUT ARCHITECTURE At AVERA, we start with people and how they will live , not with the shape of a building. Our process is: Human Experience → Life Scenario → Space → Architecture → Engineering → Construction We ask simple questions: Where will a family have breakfast? How can children safely move around the Village? What does a guest see when arriving? How does someone walk from their villa to the beach at sunset? Where do people naturally meet? Where does privacy begin? How does housekeeping reach a villa without disturbing the family? What should guests see — and what should stay hidden? Our principle is simple: The person is more important than the architecture. Architecture should support daily life, not make people adapt their lives to the building. This people-first approach is one of the core design principles described in the AVERA materials. Summary.docx HOW WE WORK We work through fast and practical design iterations . Our process is: Understand → Sketch → Model → Review → Test → Improve We do not want to wait weeks to see the first idea. A simple plan or sketch that solves a real problem is more useful than a beautiful presentation without a clear solution. We use 3D and AI tools to test ideas and visualize them quickly. AI does not replace architectural thinking. It helps us move faster from an idea to a visual result. The exact software you use is less important than your ability to understand a problem, develop options, and show them clearly and quickly. WHO WE ARE LOOKING FOR We are looking for an architect with real experience in: resorts, hotels, hospitality projects, villa communities, branded residences, or other large residential developments. Experience only with individual private villas is not enough for this role. You may currently work as a: Senior Architect / Project Architect / Master Planning Architect inside a strong architectural or hospitality design team. You may already work directly with a Design Director, Principal Architect, or Head of Design. You know how large projects work, but you are ready for more responsibility. At AVERA, you will have the opportunity to work directly with the Developer and take real responsibility for a project from the Master Plan through design and construction. For the right person, this can be the next step from being a strong member of a large architectural team to becoming the architectural leader of AVERA. REQUIRED EXPERIENCE Degree in Architecture or related field 5+ years of relevant professional experience Real experience with resorts, hotels, hospitality projects, villa communities, branded residences, or similar developments Experience with site planning and Master Planning Experience with projects that include multiple buildings and shared infrastructure Understanding of guest, pedestrian, buggy, vehicle, service, and BOH circulation Understanding of views, privacy, orientation, density, and relationships between buildings Ability to work with topographic surveys, site levels, and site limitations Understanding of landscape as part of the Master Plan Experience working with landscape, structural, and engineering teams Strong spatial thinking Ability to explain ideas through plans, sketches, diagrams, and 3D Professional working English Experience with resorts in tropical climates, Thailand, or Southeast Asia is an advantage. After the Concept Master Plan, you will continue with the project through: detailed Master Planning architectural design public and hospitality buildings landscape coordination engineering and infrastructure coordination coordination with external consultants design documentation permitting construction reviews architectural supervision development of AVERA design standards AVERA | Samui Ocean Village is planned as a multi-year project.
