Business Development Manager

Responsibilities: · To assist VP-Leasing in assigned project & able to manage related stakeholders to deliver result as plan. · Identify and source innovative retail business models with the potential to enhance and complement developments ranging from shopping malls to large-scale mixed-use destinations (e.g., Mega City or township developments). · Negotiate with partners to co-develop new concepts, including potential joint venture (JV) structures or alternative financial models. · Manage rental spaces to align with brand and designated area requirements under the established pricing structure. · Monitor and track leasing status, rental, and occupancy rate against budget. · Assist in the preparation of monthly performance, annual leasing budgets, and quarterly income forecasts based on performance. · Data management to enhance efficiency and accuracy. · To support, coordinate, and liaise among Leasing, tenants and related functions (such as Legal, Finance & Accounting, Tenant Coordination, etc.) on various related matters. · Prepare sales documents and other leasing-related paperwork. · Prepare, review, and manage lease-related documents (Lease Agreements, LOI, MOU). · Be Initiatives, analytical & rationale thinking, excellent time & project management and working cross functional skills. · Conduct ongoing market research to identify potential brands and emerging retail concepts to enhance mall competitiveness. · Ability to interpret layout plans and zoning strategies. Qualifications: · Bachelor’s degree in business administration, Real Estate, Marketing, Economics, or related field. · At least 7 years of experience in business development, sales & leasing, rental space management, or shopping mall space management/ real estate. · Industry Knowledge: In-depth understanding of leasing practices, market trends. · Strong understanding of commercial lease structures, leasing practices, and market trends. · Strong analytical skills and ability to work effectively as part of a team. · Strong interpersonal skills, enthusiasm, creativity, and the ability to present attractive property offerings. · Excellent verbal and written communication skills to effectively interact with tenants, and internal teams. · Proficiency in English. · Proficient in Microsoft excel, MS 365 and CANVA is a must. · Proficiency in data analysis and reporting to track performance and manage revenue projection. · Excellent coordination and teamwork skills, with the ability to work well with both the team and tenants. · Passion for regional shopping mall and awareness of lifestyle and consumer trends. · Energetic, proactive, and adaptable in a fast-paced retail environment. · Ability to plan, organize work, and work under pressure.
