Project Manager

About the Role This is a hands-on delivery role, not a desk-bound one. You will be the person keeping our projects moving — from design and consenting through to a finished build — working alongside the Operations Coordinator and reporting to the Managing Director. You will take ownership of delivery: coordinating designers, engineers, subcontractors, and suppliers so every project stays on programme, on budget, and to standard. Sales and commercial contracts sit with the directors — your job is to run the work through to handover. You are empowered to act, escalate, and drive things forward without waiting to be asked. Depending on project stage and workload, you may lead pre-construction directly or take it over from the directors, with clear ownership agreed at the outset. One principle underpins everything: if work is not in the system, it is treated as not done. Our systems are not optional — they are how this business stays aligned and accountable. Key Responsibilities Coordinate design, engineering, and consenting through to a buildable, consented position Work with draftsmen, engineers, and consultants to get consent packs completed and issues resolved before they reach site Manage each project from contract through to practical completion and handover Plan and sequence the programme across several projects running at once Coordinate subcontractors and site teams to deliver safely, on programme, and to standard Track costs against budget and flag risks early — no surprises late in a job Manage variations and changes through to resolution, ensuring decisions and outcomes are captured in the project system Plan procurement early — identify long-lead items and coordinate supplier delivery to programme Ensure project systems and records remain current and reliable, working through the Operations Coordinator where appropriate, so the team always works from correct, approved information Escalate delays with a clear summary — what is outstanding, how long, and what the impact is About You Ownership — you take responsibility for delivery. If a project is drifting, you pick it up and drive it Communication discipline — you communicate early and keep people informed, with no loose ends left unacknowledged Follow-through — when you commit to something, it happens. Deadlines do not pass without you noticing Coordination over control — you pull specialists together and get them moving in one direction, rather than trying to be the expert on everything Calm under pressure — you stay organised and keep control as multiple projects progress at once Experience and background: Proven experience managing construction projects through design, delivery, and handover Practical understanding of design, consenting, and the path to a buildable position Strong commercial awareness across budgets, variations, procurement, and cost-to-complete Comfortable managing several projects and keeping systems current under pressure Confident using project and task tracking systems to keep work visible and on track Experience with steel portal or similar structural systems is helpful but not required About Us We are a growing construction business based in Whakatāne.
