Department: General Services About Our Job We are currently looking for Building Superintendent to help make a difference in South County Sarasota locations. This position helps keep our operations in our County buildings running smoothly, while working day to day with contractors, vendors and the public. Job Description: This skilled position provides professional property management services to assigned facilities and directs the work of subordinate employees and contract workers. It also provides operational service and oversight to all activities in assigned facilities. Coordinates and inspects the work of internal staff and contractors. Routinely conducts building and property exterior and interior inspections of county facilities for safety and appearance of grounds, building, and system service needs. Submit reports and can / may perform or manage said service. Responds to customer inquiries and complaints, meet with customers for schedule input on disruptive maintenance work. Investigates request for maintenance repair prior to creating Service Request. Meet with contractors, prepares scope of work for quotes on operational work, i.e., floor cleaning, flooring replacement, parking lot maintenance/repair, elevator repairs, pressure washing, etc. Coordinate maintenance work as required or requested with Planner/Schedulers and/or Supervisor. Assists with the set up for public meetings, lower and raise flags per Presidential Proclamation, replace flags due to wear, appearance. Inspect and initial fire extinguishers as required by Fire Code. Assist in the removal of persons from elevator entrapment. Perform skilled and physical labor, fill in for and/or work alongside Trades Workers as operational demand requires. Responsible for timely completion of assigned work orders in the MMS program (Maximo/Archibus). Work Hours: 7:00 a.m. to 3:30 p.m. Monday through Friday. About You Minimum Qualifications: A High School Diploma or its equivalent AND four (4) years of related experience in construction, maintenance, contract construction trades or related field; two (2) of which, must be inspecting experience. Possession of a valid Florida Driver's License. College or university level training in an appropriate field may be substituted on a year-for-year basis for the required inspection experience. Preferred Qualifications: Ability to interact and communicate with the public, Administration and Elected Officials in a courteous manner (verbal and/or in writing) to establish and maintain an effective working relationships in a team environment. Job Competencies: Working knowledge of principles and techniques of commercial, high-rise property management to include security functions, custodial contract management, life safety issues, and ADA compliance. Computer skills, work order management system, Kronos Timekeeping, Internet searches, Microsoft Outlook, Word, Excel. Ability to work from ladders, use small power and/or hand tools, operate pressure washer, leaf blower, carpet extractor, floor machine, etc. Physical Demands: Must occasionally lift and/or move up to 50 pounds. ****The successful candidate will be subject to an extensive background check(s) as a part of the hiring process.
