JOB DETAILS AND QUALIFICATIONS Clackamas County seeks an experienced Facilities Operations Supervisor to lead maintenance operations and ensure county buildings are safe, functional, reliable, and well-maintained. This hands-on leadership role is ideal for a practical problem-solver who understands commercial building systems, can prioritize competing needs, and enjoys work that supports employees, visitors, and the community. As a Facilities Operations Supervisor, you will supervise, train, and evaluate maintenance staff while planning and prioritizing preventive maintenance, routine repairs, and emergency work. You will coordinate county employees, contractors, and service providers, monitor the Z-One Mobile [DR1.1]work order system, inspect work, review bids and contractor performance, and ensure compliance with building codes and regulations. You will also monitor maintenance budgets, support capital improvement planning, procure supplies, equipment, and services, and build effective relationships with county departments, contractors, and the community. This position provides leadership in the Maintenance and HVAC functional areas. Maintenance responsibilities include building repairs, equipment, and building systems. HVAC responsibilities include heating, ventilation, air conditioning, building controls, indoor air quality, and related systems. The ideal candidate combines technical facilities expertise, supervisory experience, sound judgment, and strong customer service skills. You should be comfortable reading plans and blueprints, coordinating skilled trades and contractors, managing competing priorities, promoting safe work practices, and communicating effectively with employees, vendors, County departments, and the public. Required Minimum Qualifications/Transferable Skills:* A minimum of five (5) years of experience maintaining, repairing, or operating commercial buildings, facilities, building systems, or related infrastructure that would provide the required knowledge and skills to perform the responsibilities of this position A minimum of two (2) years of experience must include leading or supervising the work of others (i.e., providing daily work direction and/or scheduling, assigning work, checking completed work, and/or training) Experience performing asset management, facilities management, and project management Thorough knowledge of codes, regulations, and laws pertaining to construction, ADA, hazardous materials, and wage/hour requirements Knowledge of commercial building systems and maintenance practices, including plumbing, electrical, mechanical, HVAC, lighting, roofing, structural systems, and related equipment Ability to promote and enforce safe work practices and comply with applicable workplace safety requirements Ability to communicate effectively, both orally and in writing, with employees, contractors, vendors, county departments, and the public Ability to read and interpret plans, blueprints, schematics, and technical specifications Ability to provide after-hours emergency response on a call-out basis Ability to report to work to support critical county operations in the event of an emergency, disaster, or adverse weather conditions Preferred Qualifications/Transferable Skills:* Experience overseeing maintenance and operations across multiple commercial, institutional, public-sector, or similarly complex facilities Experience developing scopes of work, coordinating contractors, monitoring performance, reviewing bids/invoices, and supporting remodeling or capital improvement projects Experience managing maintenance budgets, developing cost estimates, planning equipment or capital improvements, and prioritizing resources across competing operational needs Extensive experience in project budgeting Experience with HVAC systems Experience using a computerized maintenance management system (CMMS) such as Z-One Mobile or a similar work order/asset management system Pre-Employment Requirements: Must pass a post-offer, pre-employment drug test. Must pass a criminal history check which may include national or state fingerprint records check Must pass a post-offer physical assessment; accommodation requests will be reviewed on an individual basis in compliance with State and Federal legislation. Driving is required for County business on a regular basis or to accomplish work. Incumbents must possess a valid driver's license, and possess and maintain an acceptable driving record throughout the course of employment.
