Company Description Axion Projects is the operations and construction entity within the WCB Group, South Africa's first 100% Black Youth-owned residential and commercial property developer. Specialising in large-scale residential developments, as well as individual plot-and-plan projects, our portfolio spans luxury residential developments, affordable housing, and student housing solutions. Role Description This is a full-time, on-site role for a *Senior Site Manager / Senior Project Manager*, based in the Northern Suburbs of Cape Town, focusing on the Construction segment of the group. The successful candidate will be responsible for the overall management and delivery of construction projects from site establishment through to practical completion and handover. The Senior Site Manager will oversee daily site operations, ensuring that projects are delivered safely, on programme, within budget, and to the required quality standards, while achieving contractual KPI's and exceeding client expectations. The role requires strong leadership and coordination of subcontractors, site teams, suppliers, consultants, and other project stakeholders. Key Responsibilities & Tasks You'll Perform - Manage and oversee the day-to-day operations of the construction site and oversee multiple construction projects from inception to completion. - Take overall responsibility for site execution, programme, quality, productivity and contractual delivery. - Manage the timeliness and accuracy of project controls (reporting, costs, schedule, trends, change management) in terms of both direct and indirect costs in accordance with Company, Client and project requirements. - Monitor project costs, cash flow, financial reporting, material usage, wastage and productivity. - Develop and maintain project-specific procedures, work practices, plans, systems and protocols to enable the project team to work efficiently and maintain a consistent, high standard of work. - Plan, coordinate and monitor construction activities in accordance with approved programmes and project milestones. Monitor progress and implement corrective measures where required. - Manage and coordinate subcontractors, suppliers, site personnel and specialist contractors. - Ensure all works are carried out in accordance with approved drawings, specifications, construction methodologies and quality standards. - Administer and manage building contracts - JBCC experience essential - Handle claims, variations, and contractual correspondence. - Ensure commercial compliance to Company, Client, and statutory requirements. - Identify, proactively mitigate all project risks, delays, constraints and implement mitigation measures. - Ensure compliance with all applicable health, safety, environmental, community, industrial relations, NHBRC, council, and regulatory requirements and company policies. - Implement and coordinate auditing of policies, procedures, standards and plans to improve quality and professionalism of services. - Conduct regular site inspections and ensure workmanship meets required standards. - Maintain accurate site records, daily reports, progress reports and relevant project documentation. - Liaise with clients, consultants, council, NHBRC, architects, engineers and internal stakeholders to meet project design criteria and deliverables. Attend site, progress and coordination meetings. - Drive business development activities through engaging and maintaining Client relationships and key prospect development. - Drive successful completion, snagging, handover and close-out of projects. Qualifications & Experience - National Diploma, BTech, BSc, or equivalent qualification in Construction Management, Civil Engineering, Building Science, Quantity Surveying, or similar. - 8-12 years' experience in construction, with significant experience in a Site Manager, Senior Site Manager or Contracts Manager role. (Minimum 5-10 years for strong candidates). - Proven experience managing large-scale residential, commercial, or mixed-use construction projects. Exposure to medium- to high-density residential essential. - Strong knowledge of JBCC contracts and construction law, construction methods, sequencing, programme management and site operations. - Proven experience managing subcontractors, suppliers, labour, plant and site resources. - Strong understanding of construction drawings, specifications and technical documentation. - Excellent leadership, communication, negotiation and stakeholder management skills. - Strong financial and commercial acumen and ability to manage multiple projects simultaneously. - Ability to manage multiple priorities and perform effectively under pressure. - Strong computer literacy, including Microsoft Excel, Word, Outlook, CCS, Buildsmart and relevant construction/project management software. - Experience working directly for a property developer or in a developer-led environment will be highly advantageous. - Professional registration (or working towards it) with SACPCMP advantageous. - Valid driver's licence is essential.
