*Chapter Real Estate (Property Management Division of Barso Group)* Winnipeg, MB Full-Time | Permanent *About Us* *Chapter Real Estate* is the property management division of *Barso Group*, a Winnipeg-based real estate development, construction, and property management company. We specialize in managing residential rental properties while delivering exceptional service to property owners and residents. As Barso Group continues to grow its portfolio of residential and mixed-use developments, we are seeking an organized, customer-focused, and proactive Property Manager to oversee the day-to-day operations of our managed properties. *Position Overview* The Property Manager will be responsible for managing tenant relationships, coordinating maintenance and repairs, overseeing leasing activities, ensuring regulatory compliance, and maintaining high occupancy and resident satisfaction levels. This position is ideal for someone who enjoys problem-solving, building relationships, and taking ownership of a growing portfolio. *Key Responsibilities* * Oversee the daily operations of residential rental properties. * Serve as the primary point of contact for tenants, owners, contractors, and service providers. * Coordinate maintenance requests, repairs, renovations, and preventative maintenance programs. * Conduct move-in, move-out, and routine property inspections. * Manage lease agreements, renewals, notices, and tenant documentation. * Monitor rent collections and follow up on outstanding balances. * Work closely with vendors and contractors to ensure timely and cost-effective completion of work. * Maintain accurate records, reports, and property files. * Ensure compliance with Manitoba tenancy regulations and company policies. * Assist with budgeting, expense management, and property performance reporting. * Support leasing initiatives and tenant retention efforts. *QualificationsRequired* * Minimum 2 years of property management, real estate, housing, or related experience. * Excellent customer service and communication skills. * Strong organizational and multitasking abilities. * Ability to manage multiple properties and priorities simultaneously. * Proficiency with Microsoft Office (Outlook, Word, Excel). * Strong problem-solving and conflict-resolution skills. *Preferred* * Experience managing residential rental portfolios. * Knowledge of Manitoba's Residential Tenancies Act. * Experience with property management software. * Valid driver's license and reliable transportation. *Schedule* * Monday to Friday * Full-time * Occasional after-hours availability for emergency situations *Why Join Chapter Real Estate?* At Chapter Real Estate, you'll be joining a growing organization backed by the strength and experience of Barso Group.
