Development Associate Location: US (Remote, East Coast or Central Time Zone) Start: ASAP Contract: Full Time Travel: approx. 30% as needed About Rubix At Rubix, we design and deliver end-to-end AI data center infrastructure, from site origination and development through to long-term operations. We partner with customers to scale AI with speed, efficiency, and sustainability, backed by secured land, power access, and accelerated delivery models. What Impact You Will Have The Development Associate will support the execution of Rubix's global development pipeline from site origination through project delivery. Working closely with Development, Land & Energy, Delivery, Finance, Legal, and external stakeholders, you will help evaluate opportunities, coordinate diligence activities, support transaction processes, prepare investment materials, and maintain visibility across active development projects. This role combines project coordination, development analysis, diligence management, portfolio reporting, and executive communications. The successful candidate will play a key role in helping Rubix move projects from concept through execution while providing leadership with clear, actionable information to support decision making. What You'll Do Development Documentation & Data Rooms Manage project documentation across active development projects. Organize and maintain virtual data rooms and diligence materials. Track critical project deliverables, agreements, permits, approvals, and development milestones. Maintain document control, filing standards, and version management. Ensure project information is organized, current, and accessible to internal stakeholders. Development Analysis & Investment Support Coordinate due diligence activities including environmental, survey, geotechnical, utility, permitting, title, and commercial reviews. Review consultant reports and summarize key findings, risks, and recommendations for internal stakeholders. Assist with development budgets, schedules, milestone tracking, and portfolio reporting. Support the preparation of deal summaries, development recommendations, and investment committee materials by translating development assumptions into clear business cases. Coordinate with the Capital Markets team to ensure development assumptions are accurately reflected in project economics and financing discussions. Support land acquisitions, development agreements, incentive programs, and transaction execution activities. Assist in identifying project risks, dependencies, and critical path items across active developments. Portfolio Reporting & Tracking Maintain portfolio-wide development trackers, reporting tools, risk registers, and development dashboards. Support portfolio and project reporting across development, power, land, capital markets, and delivery activities. Monitor milestones, deadlines, risks, action items, and project dependencies. Prepare recurring reports and updates for leadership reviews. Help standardize development reporting and project management processes across the portfolio. Executive Presentations & Communications Develop executive-level presentations and materials for leadership, investors, customers, project reviews, and investment committees. Translate complex technical, commercial, and development information into clear, concise decision-making materials. Support preparation of strategic reports, portfolio updates, business case presentations, and development recommendations. Create professional PowerPoint presentations that effectively communicate project status, opportunities, risks, and recommendations. Project Coordination Coordinate information requests across Development, Finance, Legal, Design, Delivery, Capital Markets, and external consultants. Schedule meetings and track follow-up actions and deliverables. Support project analysis, diligence efforts, and special initiatives related to active developments and new opportunities. Assist in driving accountability and communication across project stakeholders. Travel to project sites, consultant meetings, customer meetings, and development activities as required. What You'll Need Bachelor's degree or equivalent experience. 2-5+ years of experience with data center or large-scale industrial or infrastructure development. Strong PowerPoint skills with the ability to create executive-level materials. Strong Excel and organizational skills. Excellent written and verbal communication abilities. Ability to manage multiple priorities in a fast-paced environment. What Will Make You Stand Out Experience at a data center developer, operator, engineering firm, or consultancy. The base compensation range for this role is $80,000 to $100,000 plus performance based incentives. Exact compensation will be determined at the end of the process based on experience.
